Why New Developments Are Demanding More Power Than Ever

Electricity demand in the UK is entering a period of rapid and structural change. For developers, what was once a background consideration is now becoming a central factor influencing site selection, planning strategy and project delivery. 

Recent reporting suggests that around 140 proposed UK data centres could collectively require up to 50GW of electricity. This is a significant figure when compared to Britain’s current peak electricity demand of roughly 45GW. In effect, data centres alone could exceed historic peak demand. 

This shift highlights a new reality for UK development in which access to electricity capacity is no longer guaranteed, and grid constraints are becoming more and more worrisome. 

 

What Is Driving Electricity Demand in the UK? 

Several sectors are contributing to the sharp rise in electricity demand, each increasing pressure on the UK electricity grid and its connection process. 

  1. Data centres, particularly those supporting artificial intelligence, are a primary driver. The rapid expansion of AI and cloud computing is expected to significantly increase electricity consumption. These facilities often require tens or even hundreds of megawatts per site, creating substantial new loads on the network.
  1. Transport electrification is also accelerating. More than 473,000 battery electric vehicles were registered in the UK in 2025, driving the rollout of EV charging infrastructure nationwide. High-capacity charging hubs, particularly in logistics and motorway locations, are creating significant demand for local networks.
  1. In parallel, heating is becoming increasingly electrified. The transition from gas boilers to heat pumps is a key component of the UK’s decarbonisation strategy, supported by growing heat pump deployment. While this supports sustainability targets, it increases baseline electricity demand across residential and commercial developments. 

Together, these trends fundamentally change where demand is concentrated. 

 

The Impact on the UK Electricity Grid and Connections 

The effect of this increased demand is already being seen in the electricity connections market. Grid connection applications have surged, with demand rising from 41GW to 125GW within a short period. 

This level of growth is placing strain on both transmission and distribution networks. In practical terms, developers are encountering a need for larger connections, new substations and, in many cases, extensive grid reinforcement. 

The existing electricity network was not designed to support this level of high-density, high-capacity demand. As a result, connection timelines are extending, and infrastructure upgrades are becoming more complex and costly. 

 

Why Energy Is Now a Key Development Constraint 

Given all of these factors, it’s no surprise that electricity capacity is increasingly shaping development feasibility across the UK.  

Developers may face limited grid availability, significant costs associated with reinforcement works, and connection timelines that extend over several years. Large-scale developments such as logistics hubs, industrial facilities, and data centres often require dedicated substations and upgrades to the wider network. 

In this context, energy is no longer simply a utility requirement. It is a strategic consideration that can directly influence how a project is designed, when it can be delivered, and whether it can be delivered at all. 

 

Why Early Utility Planning Is Critical 

As grid demand continues to rise, early-stage utility planning is becoming essential for successful development. 

Understanding energy requirements during feasibility allows developers to assess site viability with greater accuracy. Early engagement with network operators can help identify constraints and clarify connection options, while consulting with utility specialists ensures that infrastructure requirements are considered throughout the development strategy. 

A clear utility strategy supports planning applications, manages risk and maintains project timelines. Developers who address these considerations early are better positioned to avoid delays, loss of investment, and unexpected costs.
