Sewer/Foul Consent

Talk To Us

A Section 106 Sewer Connection Consent (often just called a “106 consent”) is a formal permission granted by the local water authority or sewerage company in the UK, allowing a property or development to connect to the public sewer system.

This consent is named after Section 106 of the Water Industry Act 1991 and is required whenever a developer, property owner, or business intends to connect private drainage systems to public sewers for the first time.

Key Aspects of a Section 106 Sewer Connection Consent

Application Requirement

Before connecting to the public sewer system, the applicant (usually the property owner or developer) must apply to the local water authority for permission. The application typically includes detailed plans and specifications of the proposed sewer connection.

Technical Specifications and Standards

The application requires detailed information about the design, construction, and intended use of the sewer connection. This ensures that the connection meets the water authority’s standards, avoiding damage to the public sewer network and minimizing the risk of blockages or overflows.

Inspection and Approval

After granting consent, the water authority may conduct inspections during and after construction to ensure that the connection has been installed according to the approved plans and complies with industry standards.

Impact on Public Sewer System

The authority assesses the proposed connection’s potential impact on the existing sewer system, taking into account factors like increased flow rates or potential environmental impacts, to ensure it can handle the additional load.

Fees and Contributions

Applicants are generally required to pay a fee for the consent application, and in some cases, a contribution may be required toward infrastructure improvements if the development places significant additional demand on the sewer system.

Legal and Environmental Compliance

This consent helps ensure that connections to the sewer network are legally compliant and do not lead to environmental pollution, particularly by reducing the risk of untreated wastewater entering natural watercourses.

When is a Section 106 Consent Needed?

A Section 106 consent is required whenever there is a new or altered connection to a public sewer. Common scenarios include:

  • New residential or commercial developments
  • Extensions to existing properties that add bathrooms or other drainage points
  • Alterations to existing drainage systems

Why It's Important

Obtaining a Section 106 Sewer Connection Consent is essential for ensuring a safe, functional, and legally compliant connection to the public sewer system. It helps prevent future problems with wastewater management, reducing environmental risks and ensuring that the local sewer infrastructure remains robust and sustainable.
